Fees and Fines

SROA boards have incorporated the following approved fees and fines:

Maintenance of Lots

In accordance with Sun Ranch covenants (Section IV General Covenants, (c) Maintenance of Property), “… property shall be kept and maintained by the owner thereof in a clean, safe, attractive and slightly used condition and in good repair…”

If the Board of Directors determines that a lot is not clean, safe, and attractive, or receives complaints (complaints may be from any member of the association) about the appearance or safety of a lot, the board will assess the situation and determine whether to notify the property owner (member) to clean it up.

After notification by the board in person, in writing, or by telephone at their recorded place of residence, the member has one week to report to the board their plan to clean up their lot(s). This includes, but is not limited to, removing garbage, derelict vehicles, and downed and/or diseased trees. Keeping the grass low and tree limbs cut off well above the ground for fire safety will also be addressed.

The lot owner must begin cleanup immediately. Failure to begin the cleanup of their lot(s) within two weeks of initial notification will result in a charge of $25.00 per week, assessed and due immediately. After 30 days of noncompliance, the daily charge will increase to $50.00 per day. After 60 days of non-payment, all charges will be considered delinquent and shall be levied with their accompanying collections costs including attorneys’ fees as an obligation running with the land. Sale or transfer of any lot shall not affect any lien for charges provided for herein.

Animals at Large

Members maintaining animals, including horses and other livestock, must contain said animals in a fenced area on their respective lot. Any animal-at-large will be considered a nuisance. After notification by the board in person, in writing, or by telephone at their recorded place of residence, the member will be given 24 hours to retrieve and fence their animal on their respective lot. Failure to contain the animal as required will result in a nuisance charge of $10.00 per animal per day, assessed and due immediately. After 30 days of noncompliance, the daily nuisance charge will increase to $20.00 per animal per day. After 60 days of nonpayment, all charges will be considered delinquent and shall be levied with their accompanying collections costs including attorneys’ fees as an obligation running with the land. Sale or transfer of any lot shall not affect any lien for charges provided for herein.
